Outskirts of Pune:

Pune is growing and development on the outer sector of the city limits. It's a change that is sweeping across Pune in more than one way. while unheard of destinations a decade ago are seeking unprecedented growth, there are other transformations that are taking place, as Pune gains reputation as a force to reckon with, even on the global stage. 

The quality of constriction has taken a quantum leap, New project are getting increasingly plus, complete with swimming pools, health clubs and much more, designed to appeal to the young, up market professionals particularly those in the IT sector- who are increasingly making the city their home. these new home owners a generation or two ago could ever dream of. Today's projects are even designed to help beat stress, and be as intelligent as their owners. Pune has lots to and those seeking good homes can  definitely find what is right for them.

Hadapser; towards the East of Pune used to be know for its Industries Estates nested among the quiet village. But now Hadapser is the new address for the most number of township coming up in Pune. With Hadapser being also declaimed as the next Information Technology destination after hinjawadi and Kharadi , there was a need to create residential areas. the first township that took shape was Magarpatta.

There  has been no water shortage problem faced by any in Hadapser, besides there are plenty of green pockets in Shivaji's Era as a spot for the traveling horse to get their shoes made. Even now we have an area know as the Nalband Complex , Which is also developing into a good residential area.

Hadapser twenty years ago was a simple farming village, which came under the Pune Municipal Corporation (PMC) in 1952. Before there was on neither proper drainage lines nor good sewage treatment lines, but in the last five years, the PMC has seen Hadapser as one of the fastest changing area with scope for development. Towards the east Hadapser still retains the green belt of agriculture, while Military base Southern Command and the racecourse dominate west. North of Hadapser is the industries area with Kirloshkars, B G shirke, Bharat Forge, Kalyani Forge and South has village like Mohammadwadi, Sasani and Handewadi.

Rahatne is yet another area which is developing on per with Wakad. Rahatne is seeing development as n next destination as Aundh Annexe. with Wakad  getting recognition already, Rahatne is not left behind becouse all that divides Wakd and Rahte is Road.

Although Rahatne was getting development for the last 15 years with private small bungalows of farmers, its real development began in the year 2000, when builders began looking at Rahatne as the next possible destination after Wakad. rahtne is indeedd a Prized area as it falls exatly in the centre for one. it  is exactly 1.5 kms away from the expressway, close to the IT Park at Hinjawadi, has proximity to Pimpari and chinchawad, boasts of good road, infrastructure and has banks of the Pawana river and Pimple Saudagar, to its west is Hinjewadi and Pradhikaran and Thergaon, to its south is the entire military area spared approximately over 3000 acres and to its north is Kalewadi and little bit of the Pwana  river.

Pune a touted destination for major IT players, Kharadi is now metamorphosing into an IT hub with a difference.  the IT majors are now joining hands with builders in the city, to add comfort to their employees, and are attaching themselves with residential complexes. This holds true for a sleepy village on the western boundary of the PMC limit, Kharadi which has as one of its first customer Zensar. the others who are looking around to mark their space include Gera Developer, Jambhal group,Nyati group, BU Bhandari Landmarks, pentagon Group and  more. Kharadi was pointed as a developable area with vast chunks of batter land, which could be developed in an orderly format. looking at what the customer requirements are. for people not familiar with pune, it is located closed to new road, which are being connected by new road passing through Kharadi. Kharadi for the land development in and around the place. PMC took up the initiative as it saw a good potential for development and were also keener on private infrastructure. with the road infrastructure bringing the city closer and shortening the distances, Kharadi seems like giving developers achance to explore both commercial as well as residential opportunities.

Balewadi: Things are looking up for Balewadi as a residential area. Know to most of the Punekars for the Shiv Chatrapati Sports Complex, this area was almost lost in oblivion until the Hijewadi Software Park happened and developers starting looking at Balewadi too as an option for residential area. Another feather in the cap for Balewadi is the recent announcement of Commonwealth youth Games 2008 to be held at the stadium following which a sanction of Rs. 100 crore to develop Balewadi, by the Planning Commission.
Until now, this nondescript area was a poor cousin to the real estate area Aundh and Baner, but suddenly with these announcement. Building, builders and developers too are looking at Balewadi wit a deferent angle.

Suddenly it has become a sought after area and its proximity towards the city has become less in distance. Even when the Chatrapati Sports Complex was built in 1993, this village was still in Gram Panchayat, In 1997 it was acquired by PMC under the new fringe village, but development began only in 2002.

Bhavdhan: Perfectly nested amidst three hills on its South, East and West and scenic Pashan Lake in the North, has seen a graduate growth in form  of planned development. Bhavdhan is statically located, both most well developed suburbs that is also free from illegal growth and encroachment. Even the famouse Chandani Chowk,  known for romantic evening is a close neighbor to Bavdhan. The  USP of this area was that the construction is a well-planned one and not haphazard.

Young couple are looking upgrades and moving into larger homes, thus also on the looking of newer bigger homes outskirts of daily city life. Almost every young couple at the safety aspects hence looking for good societies which are available now outskirts of Pune city. Wakad was infect only a nondescript village with 5000 locals, which was know amongst other villagers for its tradition and religious Jatra at the Mhatoba, Sugarcan, onion, groundnut were the preferred corp with rich black fertile soil for the farming locality in Wakad. In 1983, the Pimpari Chinchawad Municipal Corporation (PCMC) acquired fifty per of their areas. Wakad has on its West, the InfoTech Park and Highway, towards East Pimple Nilakh and Aundh, South is the Mula River and the sports city and North is towards Thergaon. Thergaon is going to be the next area to watch out for after Wakad, for all those who are thinking of investing, Might consider Thergaon, which is exactly in the centre from Wakad, Chinchawd and Aundh. Thergaon used to a small village with population of 2000 people came into the Pimparri Chinchawad Municipal Corporation on 1982. As part of the city, it was known as the outskirts of the chinchawad gaon where most of the outskirts of the chinchawad gaon where most of the changes with the doors opening for IT companies at Hinjewadi and Wakad, Thergaon is also not left behind with it carting to Software techies. As far as development goes, theragon is 60 percent development and is developing at a fast pace. Ever since Hinjawadi has happened, small area like ours are now looked out as the most  prospective besides, we also have another reason to be proud of, for the super specialty Aditya Birla Hospital opened up in thergaon. Towards Thergaon's north is the Balewadi sports complex which will be hosting the youth Olympics in 2008, the prestigious and market as the next Koregaon Park, Aundh is Hinjewadi and its western boundaries is Chinchwad, the hub for all industries.

Style and urban is the way one would describe Baner. This area, once a quiet village famous for guava and berry farms, has come into the limelight after the development of the Mumbai -  Bangalore  bypass 1992, and the Hinjawadi IT Park. The National Games Games held at the Balewadi Krida Sankul in 1995-96 also brought it into Prominence.

when Aundh reached saturation point, Baner, along with wakad, become the most popular spot to build bungalows row houses and house and plush apartments since Pashan is mainly army area, most developers are on Sus-pashan road which is a little ahead from Pashan village. According to estate agent Dina Mody, Sus-Pashan is popular among those with low budgets, with thePashan Lake on one side and mountains on the other, the area certainly has scenic beauty. the view of area is surrounded by Ram Nadi on the East, the Highway in the west, Pashan gaon on the south and the banner Pashan hills on the North; What more can you ask for in a residential destination! form sugarcane field to the next property destination Mundhwa has seen quite a transformation. Still considered one of the greenest spots in the city, mundhwa has a variety of advantages, including providing a feel of the forest and still being just nine km away from Pune railway station. In recent times, Mundhwa has attracted developers like Goel Ganga Group and Kumar Properties who were drawn to the serene airy spaces. Despite the development, it still retain the rustic atmosphere of a village.

Mundhwa is surrounded on the North side by the Mula Mutha River, Hadapser and the railway line in the south, has Manjri in the East, and Ghorpadi with the extensive military area as its Western border. Mundhwa's development is happening slowly and there is still scope for much more in the future.

What is the Backbone of our City:

The backbone of our city is the Social as well Cultural base of the city. Presently there was a news in papers about the permissible height of the building in the city. Pune Municipal Corporation's Civic Administration has proposed the height up to 100 meters i.e. now we can built nearly 30 storied buildings in & around the city. So skyscrapers can be the seen of the future.

This has started the debate about changes in sky line of the city & the concentrated load on the existing infrastructure may face. Also many are talking about the impact on over all growth of the city & on the cultural of the city. Its the cultural part which interests me more & We will be concentrating up on the culture issue here as skyscrapers is all together different topic.

A city is recognized by the people residing in the city & not just by the monument in the city or products produces in the city. I am sure the nature  a7 attitude of Pune is one of the most social as well culture oriented, that too because of the residents & their attitude. Its one of the safest & most cultured city in compared to nay other cities its size.

It feels that there must be proper infrastructure to nourish this back bone of the city which unfortunately isn't happening. A city isn't just Skyscrapers or Malls or or IT parks. A city is people & their class i.e. standard of living is what matters which is offered by the city within the city to its residents. Till today the class is educated, forward looking thinking citizens but the local bodies as well the infrastructure providing auto authorities should ensure that this class remains. with the growth, all types of people are going to migrate in the city & not can afford the luxuries of the life a any price. We need to take is where unauthorized developments stares if the demands aren't fulfilled.

There always is two types of infrastructure, one is Physical such as Roads, Water, Drainage, Power etc & others is Social as all the Festival we have, Cultural programmed going on all around the years the quality of Education we have, sports facilities as well the environment we enjoy we have to provide enough space to the people to Socialize frequently & un-obstructively. we need good auditoriums, theaters where artist can perform. There isn't a single good art museum in the city, libraries once which were all around the corners of the city are vanishing. these are just some facts about the city which we should be concerned about. As these are the activities which a society need to take care of it's culture demands.

We are entering in to a new year & expecting a new civic body too as Municipal Corporations elections are due in this month itself. What I feel id mind the growth of the city then only we can keep our back bone intact.
